Drafting and execution of a Power of Attorney to facilitate the property purchase, bank account opening, NIE application, and mortgage process (if applicable).
Providing guidance and support in opening a Spanish bank account, should this be required for your transaction.
Conducting thorough legal investigations and checks on the property, including: ○ Verification of urban planning charges and zoning regulations. ○ Obtaining and analyzing the Land Registry extract (Nota Simple). ○ Assessment of any potential litigation risks associated with the property.
Drafting and negotiation of all necessary contractual documents, including: ○ Reservation Agreements. ○ Contrato de Arras (private purchase contract). ○ The final Purchase Deed (Escritura Pública de Compraventa).

Please be aware that external costs, such as Notary fees, courier charges, translation services (if required), and other third-party expenses, are not included in the percentages outlined above.
